110 Featherson Street

The original eight-storey building at 110 Featherston Street was built in 1917 by James Fletcher for the Dominion Farmers Institute. It was then partly demolished, extended, strengthened and combined with a new nine-storey structure in 1985.

The two structures are connected by an attractive central atrium and the historic façade is part of the original building. It is registered as a category II with Historic Places and is listed in the heritage chapter. 

The property has some ground floor retail, a mezzanine floor, seven levels of office space and basement parking. The building is serviced by three lifts, with one descending to the basement. The lift plant room and other service facilities are located on the roof. Two new chillers were installed and commissioned in October 2017.

The building has retail frontage to Featherston Street, the main entrance lobby is also on Featherston Street with secondary access for servicing, vehicle and pedestrian access from Maginnity Street. A lot of Wellington's commercial buildings have been developed or managed by us over the years. Below are just a few of what we consider to be our stand-outs: Ones that we are particularly proud of, to this day. 

Conservation House

The Department of Conservation wanted an environmentally friendly building - one which would testify to its commitment to the value of conservation. Conservation House won the Sustainable Building Award at the 2006 Govt3 Awards for its new offices in the former Hoyts movie theatre complex on Manners Street in central Wellington. At the time, it was recognised as one of the most environmentally- friendly office buildings in New Zealand.

We sought to recreate, rather than recycle, a disused cinema complex, turning it into an enhanced state-of-the-art ‘green’ building. It utilises the most advanced sustainable ventilation and energy-saving strategies, such as replacing conventional air conditioning high highly efficient, noiseless, active chilled beams- the first such use in Australasia.

Sustainability is paramount, even during construction, when waste was sorted on site and minimised.

DESIGN FEATURES IN BRIEF: 

  • Active chilled beam air conditioning system.

  • Centralised atrium providing natural light and air flow.

  • Rainwater collection and recirculation to water plants and flush toilets.

  • Double-layer glass façade to allow natural air-flow, air conditioning or mixed-mode operation.

Xero Building

We redeveloped the old Manthel Motors building (which had also been used as  a World War II storehouse before being converted to offices in 1990) into Wellington’s first fabric covered office block. Located on the corner of Wakefield and Taranaki Street, the now 5-storey block is home to software company, Xero.

The Wellington Company has a large focus in the restoration of heritage-listed buildings. It was important to Ian Cassels to keep the two-storey Manthel Motors façade at the front of the building, with the focus being on the heritage part during the day, and the newly constructed three stories above at night.

Spark Central

Then known as Telecom House, we acquired the property in 1999 for $10M, spent $100M on a five-star green design rating, with the finished project including a 12-storey refurbished heritage building and a new 11-storey office tower that attracted a rateable value of $188m just before it was sold for a Wellington record price, just shy of $200m.
